Description for Villas Pebble
There are two villas being built to this unique design on Las Colinas Golf. Each being constructed on a plot of 1,254 m², these southeast facing detached villas are “green certified”, and use heat exchangers, thermal reservoirs and solar panels in order to minimize these villas’ carbon footprint. These villas should use about 66% less power than an equivalent property that is lacking all the energy saving technology that is included in Pebble.
A concept inspired by the undulating shapes of pebbles polished smooth by the waves, interpreted in refined, contemporary designs. Pebbles delights and surprises with unexpected perspectives and unique experiences. It is an intimate, yet versatile home with a bold, sensuous identity. A place where art enhances everyday life, creating a welcoming, familiar place.
Basement Level
The basement comprises a covered parking area for two cars, a technical room for installations of the building, a large secure store area (that the buyer can adapt as they want), and a laundry room. There is a spiral staircase leading up and also an elevator that can take you directly to either the living area or directly to the bedroom area.
Lower Level
The lower level (Ground Floor) of the Pebble contains a spacious living room with the spiral staircase (and also the elevator) being part of the overall design. The kitchen is semi-independent, being connected to the living area by a breakfast bar. The kitchen also has a separate pantry room. There is also a WC for guests. Large sliding windows connect the living room with the swimming pool terrace, in an ensemble divided by retractable dividers with endless ways of transforming your surroundings: inside, semi-inside/outside and outside living. The outside terrace features both covered and uncovered areas.
Upper Level
The upper level comprises three bedrooms and a reading room/home office. All the bedrooms have en-suite bathrooms, the master bedroom having two bathrooms.
With a 45 degree rotated layout on the structural fabric, rooms look outward through two large gaps giving each two orientations. Joinery and light control panels glide through the façade, creating ambience by blocking out all light to opening up 50% of its surface area to the surrounding nature.
Green credentials
Most of its electricity is generated by
photovoltaic panels. Solar photovoltaic is the best option in
these surroundings, hence the integration
of 40 m2 of photovoltaic panels on the roof.
VERTICAL ENERGY TRANSMISSION
Learning from natural
systems, the building prioritises vertical transmission over horizontal energy transfer
typical of conventional urban developments: solar panels capture solar energy to transform into electricity; geothermal probes exchange energy with the year-round stable temperature of deep strata to improve the performance of other exchange systems such
as aerothermy, optimizing maintenance costs
and increasing
equipment lifespan by allowing the entire air conditioning
system to run through
the house’s interior in an environment protected from
the sun and corrosion.
SEASONAL ADAPTABILITY
A design cooled and heated by a large sweeping
cross ventilation system, with high-efficiency
“enthalpic” recovery heat reclaim. A heat recovery ventilation system maintains air quality inside, with constant renewal of clean air and extraction of stale air, keeping the pleasant climate year-round using an adapted hygrometer at ambient temperature for an efficient heating and cooling system. The enclosure system has large retractable glazed spaces that allow occupants to live an outdoor life when outside temperatures are pleasant for much of the day Automated sliding lattices protect these gaps to ensure reduced transmittance (U) of the façade during excessive
sun and when the temperature falls at night.
SYNERGY OF THE MIXED STRUCTURAL SYSTEM
The mixed concrete and wood structure has advantages over single-material wood or concrete: it creates a large, strong diaphragm while reducing weight. The unique concrete solution reduces the structure volume typical of wood-only technology solutions to counteract the characteristic seismology of this geographical area. Wood comes from sustainable sources, that is, cultivated and properly managed forests according to ecological criteria, a zero-km source close to the counter-laminate factory, reducing transport costs and producing zero emissions.
MAINTENANCE AND SERVICE LIFE
Pipe systems are accessible for maintenance and repair, for which they are arranged and housed in accessible gaps.
The system ensures that all the inboard joins with the horizontal network are easily accessible for inspection, cleaning and repair when necessary.
SMART BUILDING
A concept where installations and systems (air conditioning, lighting, electricity, telecommunications, multimedia, etc.) are designed for integrated, automated management and control to improve energy efficiency, safety and comfort. Everything is simple to use and accessible, and sanitary conditions have been prioritised to prevent spreading of contagious diseases. Continuous monitoring of system and equipment performance detects deviations in performance, thus improving maintenance and increasing the useful life of the installations while guaranteeing
effective service. Corrective actions through preventive maintenance lower operating costs and downtimes due to corrective actions are also reduced.

Architect: María Langaria
PhD in Architecture and Project lecturer at the School of Architecture Madrid (ETSAM). In 2005, she joined forces with Victor Navarro to set up Langarita Navarro, a studio focused on strengthening the relationship between architecture and cities from expanded material culture.
Her work has been recognised with the Mies van der Rohe Award special mention and FAD Award, among others, included in the 2G Langarita Navarro monograph (Gustavo Gili Ed.) and is part of the permanent collection at the Centre Pompidou in Paris.
